What filter replacement really involves in Houston homes

Houston houses hide their filters in odd places. Attic air handlers often take the filter at the unit itself, above a pull-down ladder. Postwar homes with round galvanized trunks usually have a hallway return grille instead. Pier-and-beam houses with panned-joist returns are the hard ones. Those returns pull crawlspace air through framing cavities. A grille filter there catches little of it.

Size printed on the old frame is nominal, not actual. Measure the slot yourself. A filter that slides in loose lets air bypass the media entirely. You will see the dust streak on the blower side. That streak tells you more than any MERV number.

Thicker media is not always better. Many attic systems here already run high static from a single undersized return and kinked flex. Drop in a dense filter and the blower works against itself. Coil temperature falls, and the drain pan stays wetter longer. With our latent load, that is how microbial growth starts. We check static pressure before recommending a heavier filter.

Pets, smokers, and nearby construction shorten the interval. So does roof work that dumps debris into attic runs. If the filter grays within weeks, the duct is leaking somewhere, and a new filter will not fix that.
